Step 2: Schedule Inspections
Inspections provide essential insight into the home's condition and help buyers make informed decisions. Coordinating inspections efficiently builds trust and supports negotiation. Many contracts include a Due Diligence period. This is the timeframe to complete all required inspections and submit the Amendment to Address Concerns which addresses needed repairs. All negotiations regarding repairs as a result of inspection(s) must be completed within the Due Diligence period.
Aim for the first weekend your listing goes live and avoid major holiday weekends.
Use vetted inspectors to schedule general and specialty inspections.
- Always download a fresh Buyer Checklist at the start of every transaction.
- Review the Homebuyer Profile before calling the buyer so you are prepared.
- Use both documents to stay consistent and organized.
- Save both documents in the buyer file for the upcoming consultation.
